As we cross the halfway point of 2025, Provincetown's real estate market continues to show resilience and strong buyer interest, particularly in the condo segment. While sales volume has remained steady, pricing trends and buyer behavior tell a story of measured demand and selective purchasing.

  • Total Homes Sold: 61 (Condos: 46 Single-Family Homes: 15)

  •  Median Sale Price: $1,172,000

  • Average Days on Market: 63 (43% of homes sold in 30 days or less)

  • Lowest Sale Price: $444,500

  • Highest Sale Price: $5,283,000

  • Sale to List Price Ratio: 95%

  • Average Price per Square Foot: $1,387

  • Total Volume List Price: $93,408,000

  • Total Volume Sold Price: $88,945,000 

With a median sale price just over $1.17M and an average price per square foot nearing $1,400, Provincetown continues to command premium pricing, particularly in desirable locations and updated properties. While the average days on market rose slightly, 42% of homes went under contract within the first month indicating that competitively priced and well-presented homes are still moving quickly.

Compared to the first half of 2024, the number of overall sales held steady with only a slight drop in condos sold. The median sale price rose by $28,000, and the total sales volume jumped by over $10 million, signaling increasing buyer investment even with a slight dip in sale-to-list ratios. Single-family sales rose in 2025, suggesting renewed interest in stand-alone homes, possibly from buyers prioritizing privacy, space, or outdoor areas.
