Provincetown’s real estate market is entering an interesting phase. As of September 2026, there are 88 active residential listings in Provincetown, including 61 condominiums and 27 single-family homes. Another 40 properties are currently under agreement.

For a town with a geographically constrained housing market, that gives buyers something they have not always had in abundance: choice. But more inventory does not mean Provincetown has suddenly become inexpensive.

Of the 88 homes currently for sale, 68% are listed for $1 million or more. The median asking price is now $1,565,000, while the average asking price per square foot is $1,566.

Buyers have more properties to compare and, in some cases, more negotiating room. Sellers are still benefiting from extraordinarily high Provincetown property values, but pricing, presentation, condition, location, and marketing matter.

Provincetown Buyers Have More Choices

With 88 homes currently for sale in Provincetown, buyers have more choices and more opportunity to compare properties based on location, condition, amenities, and price. Homes that have been on the market longer may also offer a different negotiating opportunity than newly listed properties attracting immediate attention.

A good Provincetown buying strategy should consider:

  • How long the property has been on the market

  • Original versus current asking price

  • Comparable recent sales

  • Condition and expected renovation costs

  • Condominium documents and association finances

  • Parking

  • Rental restrictions

Provincetown Is Still an Expensive Housing Market

More inventory should not be confused with low prices. The median asking price is $1,565,000, and 68% of all active listings are priced at $1 million or higher.

At the median asking price, today's buyer is looking at approximately:

Provincetown is a physically small and highly distinctive coastal market. Housing varies considerably, from compact condominiums and historic cottages to waterfront residences and substantial single-family properties.

As a result, price per square foot can be remarkably high. The current active inventory averages $1,566 per square foot. Year-to-date sold properties have averaged $1,471 per square foot.

That approximately $95-per-square-foot difference does not mean every home is overpriced by $95 per square foot. Active and sold inventory are not identical groups of properties, and factors such as location, condition, views, property type, outdoor space and individual amenities can significantly influence value.

Well-Positioned Provincetown Homes Can Still Sell Quickly

The average market time for homes sold in 2026 is 66 days. But that number does not tell the entire story. 52% of the properties sold this year went under contract within 30 days or less. This tells us that even with more choices available, buyers are willing to act quickly when they perceive a property to be compelling.

For sellers, the first few weeks on the market remain especially important. This is when a listing is new, buyers receive alerts, agents notice it, and interested buyers compare it against everything else they have been watching. Starting too high can consume that period of maximum attention.

What $1 Million Buys in Provincetown Has Changed

One of the defining characteristics of today's market is just how much of Provincetown's inventory sits above the seven-figure mark. 60 of the 88 active listings are asking $1 million or more. That means only 28 active properties in this snapshot are offered below $1 million.

The million-dollar threshold is no longer limited to Provincetown's largest or most luxurious properties. National real-estate coverage has also recently highlighted Provincetown's unusually high concentration of million-dollar inventory and the town's geographic constraints.

A million-dollar budget can still provide opportunities, particularly among condominiums, but buyers need to evaluate the tradeoffs among square footage, location, condition, outdoor space, parking, water proximity and other features.

Condominiums Dominate the Provincetown Market

Provincetown is very much a condominium-driven housing market. Of the 88 active properties, 61 are condos. And of the 91 properties sold year to date, 71 were condos. That means approximately 78% of this year's closed transactions have been condominiums.

For many buyers, particularly second-home purchasers, condos provide one of the primary paths to owning property in Provincetown. But buying a condominium requires a different level of due diligence than buying a standalone house.

The value of a Provincetown condo is influenced not only by the residence itself but also by the condominium association. Before purchasing, buyers should understand matters such as association finances, fees, insurance, reserves, rental rules, pet policies, exclusive-use areas, common areas and planned capital improvements. Two similar-looking Provincetown condos can therefore represent very different ownership experiences.
