Provincetown Home Sales: January - June 2026

During the first six months of 2026, 54 homes sold in Provincetown, including 44 condominiums and 10 single-family homes.

The median sale price was $1,048,000, while the average home sold in 67 days. Nearly 59% of all homes sold within 30 days, demonstrating that well-priced properties continue to attract buyers quickly.

The median home sold during the first half of the year featured approximately 1.5 bedrooms, 1 bathroom, and 775 square feet, reflecting the continued strength of Provincetown's condominium market.

Comparing 2026 to the First Half of 2025

Compared to the same period last year, overall sales activity has been lower, but the numbers reveal a more nuanced story.

Why Did the Median Sale Price Decline?

At first glance, an 11% decrease in the median sale price may appear to indicate declining home values. However, the data suggests a different explanation.

The average home sold during the first half of 2026 was 21% smaller than those sold during the same period in 2025. When buyers purchase smaller homes, condos, or cottages, the overall median sale price naturally trends lower.

Although overall sales through June remain 16% below last year's pace, the market has gained momentum in recent months.

The first four months of the year were considerably slower than 2025, but May and June home sales increased by 38% compared to the same two-month period last year. This improvement suggests buyer activity is strengthening as Provincetown enters its peak summer season.

If this trend continues through the second half of the year, 2026 could finish much stronger than the early numbers alone would suggest.
