Provincetown Home Sales Surge in July as Prices and Sales Volume Climb

July brought a notable increase in both pricing and sales activity to the Provincetown real estate market. 11 homes sold during the month, including 8 condominiums and 3 single-family homes, a 57% increase compared to 2025.

Compared with July 2025, buyers paid significantly more for Provincetown real estate, while properties that sold moved more quickly. The median sale price increased by 41%, average price per square foot rose 25%, and total sales volume nearly doubled.

The July market also saw a strong 98% sale-to-list price, indicating that well-priced properties continued to attract buyers willing to compete for desirable Provincetown homes.

A Stronger July Than Last Year

The difference between July 2025 and July 2026 is significant. In July 2025, 7 homes sold, compared with 11 this July. The $1.625 million median sale price in July represents a substantial increase from the $1.15 million median recorded in July 2025.

Price per square foot tells a similar story. The average increased from $1,201 to $1,506 per square foot, a 25% year-over-year increase.

One of the clearest signs of a more active market was the decline in days on market. Properties that sold in July 2026 spent an average of just 37 days on the market, compared with 56 days in July 2025. That's a 34% reduction, meaning the average property sold nearly three weeks faster than it did a year ago.

For sellers, this reinforces the importance of pricing a property correctly when it first comes to market. Buyers are still taking their time evaluating opportunities, but desirable homes that are appropriately priced can move quickly.

Sales Volume Nearly Doubles

Perhaps the most striking year-over-year statistic is total sales volume. Provincetown recorded $18.724 million in closed sales in July 2026, compared with $9.422 million in July 2025.

Total sales volume nearly doubled compared with the same month last year. The increase was driven by both more transactions and significantly higher sale prices.

What this Means for Buyers

For buyers, July's numbers highlight the importance of being prepared. With homes selling faster and the average sale-to-list price reaching 98%, waiting for a significant price reduction may not be the most effective strategy for a property that is already well-priced.

At the same time, the market is not uniform. Condition, location, property type, outdoor space, parking, rental potential and proximity to Commercial Street can all have a meaningful impact on value.

Understanding the differences between individual properties is especially important in Provincetown, where two homes with similar square footage can have dramatically different values.

For homeowners considering a sale, July's results provide encouraging evidence of continued demand.

The combination of a 41% increase in median sale price and a 98% sale-to-list price suggests that buyers remain willing to pay strong prices for the right Provincetown property.
