Provincetown Real Estate Market Report: September 2026
Provincetown’s real estate market slowed considerably in September 2026 compared with the same month last year, with fewer properties changing hands and homes taking longer to sell. At the same time, the median sale price increased 9% year over year, showing that lower transaction volume has not necessarily translated into lower home values.
A total of 10 homes sold in Provincetown during September 2026, including seven condominiums and three single-family homes. The median sale price reached $1,713,000, while total residential sales volume was approximately $19.16 million.

September 2026 vs. September 2025
The year-over-year comparison provides a clearer picture of how much the pace of Provincetown real estate changed this September. The biggest change was the number of transactions. September 2025 recorded 26 residential sales: 17 condominiums and nine single-family homes. This September recorded only 10 sales, representing a decline of approximately 62%.
With fewer than half as many transactions, it is not surprising that monthly dollar volume also declined sharply.
September 2026 sales totaled approximately $19.16 million, compared with $43.23 million during September 2025, a decline of approximately 56%.
The decrease in volume is therefore largely occurring alongside a significant decrease in the number of properties sold rather than a broad decline in median sale prices.
Median Sale Price Increased 9%
Despite fewer transactions, Provincetown’s median sale price increased from $1,570,000 in September 2025 to $1,713,000 in September 2026, an increase of approximately 9%.
This is an important distinction in the current market. Fewer homes are selling, but the median price of the homes that did sell was higher than it was one year ago.
Monthly median prices can also be influenced significantly by the mix of properties sold, particularly in a relatively small market like Provincetown. One or two high-end transactions can have a meaningful effect on monthly statistics, so longer-term trends should be considered alongside any single month.
Homes Are Taking Longer to Sell
Average market time increased from 55 days in September 2025 to 89 days in September 2026, an increase of approximately 62%.
However, that does not mean every property is sitting on the market for months. Four out of every 10 September sales went under agreement within 30 days or less. That suggests there continues to be meaningful demand for certain properties, even as the overall pace of the market has slowed.
Homes Sold for 95% of Asking Price
September properties sold for an average of 95% of their final listing price, compared with 97% in September 2025.
That two-percentage-point difference is worth watching. It suggests buyers may have somewhat more negotiating room than they did a year ago, although the experience can vary considerably by property. A competitively priced home attracting immediate interest may behave very differently from one that has accumulated significant market time.
What Is For Sale in Provincetown Now?
Current inventory gives buyers substantially more choice as we move into the fall market.
There are currently 87 active residential listings in Provincetown:
64 condominiums
23 single-family homes
Of those 87 properties, 57 or approximately 66%, are listed for $1 million or more.
There are also 42 Provincetown properties currently under agreement, providing a useful indication that buyers remain active even with more inventory available. Because active and under-agreement inventory can change daily, these figures represent a snapshot of the market at the time of this report.
What Does the September Market Mean for Provincetown Buyers?
For buyers, increased inventory and longer average market times can create opportunities that were harder to find in a faster-moving market.
More listings mean buyers can compare properties more carefully based on location, condition, outdoor space, parking, rental restrictions, condominium finances and other factors that can have an outsized impact on ownership in Provincetown.
At the same time, 40% of September’s sold properties went under agreement within 30 days or less. Desirable properties that are positioned appropriately can still move quickly.

What Does the September Market Mean for Provincetown Sellers?
For sellers, September’s numbers reinforce the importance of pricing and positioning.
The median sale price increased year over year, so the data does not point to a simple story of declining Provincetown property values. Instead, the market is experiencing fewer transactions, longer marketing times and a slightly wider gap between asking and selling prices.
With 87 active listings, buyers have alternatives. That makes accurate pricing, professional photography, digital marketing, property preparation and exposure to qualified buyers particularly important.

The Bottom Line
September 2026 was a slower month for Provincetown real estate in terms of transaction activity, but the underlying numbers tell a more nuanced story. Only 10 homes sold, down 62% from September 2025, and average days on market increased from 55 to 89 days. Total monthly sales volume declined 56%.
At the same time, the median sale price increased 9% to $1,713,000, 40% of sold properties still went under agreement within 30 days, and there are currently 42 properties under agreement.
Provincetown is a small, highly property-specific real estate market. Monthly statistics provide valuable context, but the best way to understand what they mean for a particular property is to look at the relevant recent sales, current competition and neighborhood.
