The median sale price increased to $1,153,000, up from $1,100,000 in 2024. While this is not the dramatic growth seen in earlier post-pandemic years, it is meaningful appreciation in a year when marketing times lengthened and negotiation margins widened slightly. In other words, price growth was not driven purely by bidding wars; it reflects underlying structural demand for homes in Provincetown.

Average days on market rose from 57 in 2024 to 63 in 2025. Additionally, 45% of homes sold within 30 days, compared to 49% the year before. While these shifts are modest, they illustrate a broader behavioral change. Buyers in 2025 approached purchases with greater analysis. They compared inventory more carefully, scrutinized condition and deferred maintenance, evaluated flood zones and insurance costs, and negotiated with more intention. Well-prepared and accurately priced properties still sold quickly; those that entered the market aspirationally priced experienced longer timelines and stronger negotiation.

Condominiums Continue to Anchor the Market

Of the 150 homes sold, 113 were condominiums and 37 were single-family residences, meaning roughly three out of four transactions were condos. This reinforces Provincetown’s identity as a condominium-driven marketplace. Condos remain the primary entry point for buyers, offering lower price thresholds, simplified maintenance, and flexibility for seasonal use or rental income.

Single-family homes, by contrast, continue to trade at premiums driven by land scarcity and privacy. With limited opportunity for new development, detached properties maintain long-term value stability even when broader conditions fluctuate.

Luxury Activity and Market Volume

The highest sale in 2025 closed at $5,823,000, compared to $6,883,000 in 2024. In a small market, fluctuations at the top end are often a reflection of which specific properties come available rather than a signal of declining demand. High-end buyers remain active when distinctive waterfront, view-oriented, or architecturally significant homes enter the market.

Perhaps the strongest indicator of overall market health is the increase in total closed volume, which rose to $220,067,000, up 16% from $190,438,000 in 2024.
