The new year began with steady activity in the Provincetown real estate market. While January is typically one of the quieter months of the year, the latest sales data shows that buyer demand remains present and properties continue to move when priced appropriately.

Below is a closer look at the January 2026 home sales activity and how it compares to the same period last year.

In January 2026, 9 homes sold in Provincetown, consisting of 7 condominiums and 2 single-family homes. Condos continue to represent the majority of transactions in town, reflecting the strong demand for lower-maintenance properties and second-home ownership.

The median sale price reached $1,195,000, showing continued strength in overall home values. Properties spent an average of 59 days on the market, though the market moved more quickly for many listings, 56% of homes sold in 30 days or less.

Pricing ranged widely depending on property type, location, and size. The lowest sale price was $416,000, while the highest sale closed at $2,950,000. On average, homes sold for 96% of their list price, indicating a balanced environment where buyers and sellers are successfully meeting in the middle during negotiations.

Comparing January 2026 to January 2025

In January 2025, there were 10 homes sold (8 condos and 2 single-family homes), very similar to this year’s transaction count. However, several key metrics shifted between compared to the same time last year.

The median sale price in January 2026 was $1,195,000, down 8% from January 2025 at $1,297,000. At the same time, the average time on market declined by 12%, dropping to 59 days compared with 67 days in January 2025, indicating that homes sold more quickly on average this year.

Pricing metrics show an interesting shift as well. The average price per square foot increased to $1,485 in January 2026, compared to $1,234 in January 2025, reflecting continued long-term appreciation in Provincetown real estate values.

What This Means for Buyers and Sellers

Even during the quieter winter season, the Provincetown market continues to demonstrate resilience. Transaction volume remained nearly identical year over year, and properties sold faster on average in 2026 than in the previous year.

For sellers, this indicates that pricing strategy and presentation remain key factors in attracting buyers. For buyers, the winter market can present opportunities, particularly before the spring season brings increased competition.
